Often, we'll cultivate a collaborative pin-board to collage ideas and precedent images as a first step to sculpting the vision of the client's design.

2. Schematic Design

Once we have a clear understanding of your needs, we'll begin the schematic design phase. This is where Doro Architecture creates initial sketches and concepts for the project. The goal is to explore different ideas and solutions that align with the client’s vision while addressing practical concerns like space utilization, flow, and accessibility.

During this phase, we may present multiple design options to the client for feedback and discussion. It’s common for the client to request revisions at this stage, and we'll refine the design accordingly until we land on something that speaks to your vision.

The conclusion of this phase should coalesce all initial steps to enable moving forward with a specific purpose.

3. Design Development

Once a design direction is chosen, we move into the design development phase. This is where the concept begins to take shape more concretely. We will further refine the design, detailing the layout, materials, and systems that will be used.

At this point, we'll work on elements like interior layouts, façade design, and structural systems. we'll also start to consider things like lighting, ventilation, and energy efficiency. Additionally, we'll start collaborating with other professionals, such as engineers, to ensure that the design is structurally sound and meets building codes.

4. Construction Documentation

After all design is finalized, Doro Architecture prepares detailed construction documents. These documents are the blueprints and technical drawings that guide the construction process. 5. Bidding and Contractor Selection

Once the construction documents are ready, we may assist the client in selecting a contractor for the project. Doro Architecture can issue requests for proposals (RFPs) and manage the bidding process to ensure you get competitive quotes from qualified contractors.

We can also provide valuable insight when evaluating bids, helping you understand which contractor offers the best cost, experience, and quality balance.
6. Construction Administration

The architect’s role isn’t over even after the construction process begins. During the construction phase, the Architect ensures that the project is built according to the plans and specifications. This is called construction administration.

Doro Architecture will conduct site visits to inspect the work and address any issues that arise. If there are discrepancies, disputes or options between the plans and construction, our agency at your behest will suggest solutions for your review.

We also help ensure that the project stays on schedule and within budget by coordinating with contractors and resolving problems as they arise.

7. Project Completion and Final Walkthrough

If the project is ready for occupancy, we may help with the final paperwork, including obtaining a certificate of occupancy or other required approvals. We can also offer post-construction services, such as assisting with interior design or ensuring that any necessary repairs are completed.
